We have a lot of obligations as appraisers, but our primary duty is to our clients. Normally, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Appraisers have certain duties of confidentiality to their clients, plus many rules and regulations that must be followed. So, as a homeowner, if you would like to obtain a copy of the appraisal document, you normally should get it from your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the scope of the assignment, acquiring and maintaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional.
